Coastal Breeze Retreat is a spacious 3-bedroom, 2.5 bathroom private home, with a cozy BUNK LOFT upstairs and a SLEEPER SOFA in the living room. The perfect destination for your group of 8-10 adults/children. * * * * * DID YOU KNOW... Emerald Shores is the ONLY community on Scenic 98 with a private beach, dedicated beach attendant, AND snack bar pavilion! During high seasons, our snack bar, picnic tables, and private restrooms make our pavilion a true HIDDEN GEM! COMING IN SPRING 2026...Our pavilion will be updated with a NEW beach ramp for easy access to the beach and an ALL NEW snack bar menu, including adult beverages and lite lunch selections! * * * * * ABOUT OUR BEACH HOUSE... FIRST FLOOR: • The spacious family room and shuffleboard area opens onto the enclosed veranda. The veranda includes a wicker dining table and four chairs, perfect to enjoy the cool coastal breezes of Florida. This is where we like to hang out in the evening enjoying a friendly card game with friends! (Cards can be found in the TV Console) • The living area also features a queen sleeper sofa with an upgraded gel foam mattress for those extra guests in your group. This room is furnished with two side tables, a cocktail table, entertainment center, and art work from local vendors! • The open floor plan extends from the family room to the dining area. Our full-size table has 6 chairs and a dining bench. Additional counter seating for 2 is at the nearby kitchen counter and a child's booster seat can be found in the laundry room. • Just off the dining area, you'll find a large kitchen offering upscale appliances and furnishings, with ample storage for your supplies. We offer both a Keurig and drip coffee maker and all your favorite small appliances! •Just past the kitchen you'll find a half-bath and large laundry room equipped with a Samsung washer and dryer and drying rack. The laundry room is stocked with complimentary beach/pool towels, as well as cleaning and household supplies. • The rear door is located right off the kitchen/dining area and leads to a private outdoor patio where you'll find a 3-burner Weber grill and patio seating. NEW IN 2024...We added a pergola and additional seating to create an outdoor oasis...the perfect spot to relax in the evening! SECOND FLOOR NOTE: All bedrooms are located on the second floor and each one features a Smart TV, ceiling fan, and extra blankets and pillows for your comfort. => The spacious KING bedroom suite opens onto an enclosed veranda where you can relax at your own bistro table. In the corner of the room you'll find a desk for your remote working obligations. The updated private bathroom features a shower, linen closet, and ample space to get ready. => The second bedroom is tucked away on the west side of the house and has a QUEEN bed, side tables, dresser and closet. With a south-facing window, we've added blackout curtains for our late sleepers! This room has a private entrance to the hall bathroom. The modern bathroom includes a shower/tub combo, vanity, and small dressing area. => The third bedroom is also located on the west side of the house and is furnished with a Queen bed, side tables, dresser, and closet. This room is located across the hall from the shared full bathroom. => The fourth "bedroom" is an OPEN LOFT area that features TWIN Bunk Beds, TV, and dresser. This area opens onto the enclosed veranda and is just outside the king bedroom. OUTDOOR AREA Outside you'll find a 3-burner Weber Grill along side our 400 sq ft patio with Adirondack seating. This area faces south and is located under a shady pergola and swaying palm trees that surround our house. With NO REAR NEIGHBORS, this private patio offers a quiet outdoor space for enjoying the Florida sunshine and cool breezes. Linger into the evening as you recap your day and make plans for yet another memorable tomorrow. AND...On the front veranda you'll find a basket full of outdoor sports items: Basketball, Tennis and Pickleball Rackets/Balls, Frisbee, Football, and Soccer Ball. The Emerald Shores Sports Court is located right around the corner from our house and offers combo Tennis, Pickleball, and Basketball. We hope you get a chance to enjoy a fun game during your stay! TIP: Some of our younger guests use our private cul de sac for a fun game of kickball or catch! WAIT...THERE'S MORE! We provide a beach wagon and rolling cooler for your short walk to the community pools or our beautiful private beach (5-7 min walk).
